1) Ask for the title document. C of O, Governor’s Consent, Gazette, Registered Conveyance, or a valid Deed of Assignment are the most common. Demand a physical copy and take it to a lawyer.
2) Conduct a search at the relevant land registry for the state. This is non-negotiable for any purchase.
3) Verify the identity of who you are paying to. Never pay into a personal account for a company transaction; never pay cash.
